What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Rot or damp concealed behind fascias or inside walls
  • Gutters out of sight from every safe viewpoint
  • What’s hidden inside a downpipe

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at water spilling over the gutter edge and fascia boards damaged by overflowing water, across parapet and box gutters, outlets and hoppers and fascias and soffits.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Whetstone are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Whetstone homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. With Heath Hall about 3.5 miles south, Whetstone sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as Church of St John, old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Swan Lane Open Space shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What we do, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

Whetstone questions

Can parking be tricky for a visit in Whetstone?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

How do I find out if my home in Whetstone is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Does the season matter for a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

Roof by roof

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

When to book a survey in Whetstone

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Problems we come across often include:

  • Leaves and moss blocking gutters
  • Blocked outlets and hoppers
  • Dripping or leaking gutter joints
  • Gutters that have fallen out of line

For landlords with property near Oakleigh Park station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • Whether VAT is added on top
  • What follow-up you get after the report
  • Which viewpoints they use to see the roof
  • Will the report include photos?

What’s in a roof survey

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building normally during the worst downpours. Having them checked before autumn and winter makes sense. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
