How a chimney survey works in Whetstone

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey shared and party-wall stacks, flaunching and brick chimney stacks, and the problems we’re asked to look at most are signs that a stack is leaning and spalled or crumbling bricks.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Whetstone are no exception. Shared chimney stacks and the lead around them are just as important to check.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours at a house, as part of a look at the roof around the stack. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Whetstone moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Whetstone questions

I let a flat near Oakleigh Park station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details, including who will give access on the day.

Does a conservation area affect roof work in Whetstone?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Why is my chimney breast damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Whetstone homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Heath Hall about 3.5 miles south, Whetstone sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a shop, office or commercial unit, for instance near Grand Arcade, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live in an older home near Church of St John, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

When to book a survey in Whetstone

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

Look out for signs like these:

  • Flashings pulling away from the stack
  • Frost-damaged brickwork on the stack
  • Signs that a stack is leaning
  • Loose, cracked or missing pots

For landlords with property near Oakleigh Park station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?
  • What exactly goes into their report

Useful tips for Whetstone property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Find out whether changes to a stack need permission
  • Make sure unused flues are capped with ventilation
  • Use the report as a baseline for future checks
  • Note any damp on chimney breasts and when it appears

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

Honest limits

It helps to know what a survey will not do before you book:

  • Checks on boilers, fires or their flues
  • Areas we cannot view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.
