Roof surveys in N11

How a roof survey works in N11

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey flat roofs, clay and concrete tiles and natural slate, and common reasons people get in touch are gutters that overflow in heavy rain and water stains on rafters and ceiling joists.

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Roof surveys across N11: local notes

In N11, our roof surveys work takes in owners, landlords and managing agents, in Barnet, Palmers Green and Whetstone and well beyond. Each report sets out what was seen, with photos and recommendations.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, and N11 is well within that. We survey on any day of the week.

Friern Barnet: If you look after a building such as Holly Park Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Heath Hall lies about 2.7 miles south, so building around Friern Barnet goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Include dormers, porches and garages when booking
  • Look for debris in the garden after high winds
  • Stay off ladders and the roof
  • Keep the report with your property records

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Prices for roof surveys in N11

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. We will confirm the figure before booking.

Getting in touch

We’ll usually ask about:

  • What made you get in touch
  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

What a survey doesn’t cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • Structural calculations (that is a structural engineer’s job)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • How the roof will behave in every kind of weather

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the roof.

Different roofs, different checks

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Your questions about roof surveys in N11

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a report with photos and recommendations.

Can you look at a roof that’s joined to next door?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we will explain what’s needed.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
