How a roof survey works in Arnos Grove
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, chimney stacks and flat roofs, and people most often book us about worn lead at chimneys and abutments and leaking gutter joints and downpipes.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Arnos Grove are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Local roofs in Arnos Grove
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Bruce Castle, about 2.6 miles south-east, is one of the historic houses in the wider area around Arnos Grove. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near The Mall Wood Green, a roof report helps plan work around trading rather than after a leak. For landlords with property near New Southgate station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Syro-Malabar Catholic Church of London, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Prices for roof surveys in Arnos Grove
When we price a survey, we consider:
- Any need for thermal images or a drone flight
- How many separate roofs there are, such as extensions, dormers and garages
- How big the roof is
- House, block, shop or office
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
Getting in touch
We’ll normally ask about:
- The reason for the survey, such as buying, a leak or storm damage
- When you need the report by
- The address and postcode of the property
- Any marks or damp showing indoors
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Arnos Grove moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Mention any damp patches as you book
- Check we can open the loft hatch
- File the report with your home documents
- Have details of recent roof work to hand
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
