About our drone roof survey in Arnos Grove

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. We never fly where it isn’t safe. We survey flat roofs on upper floors, tall and steep roofs and chimney stacks, and the problems we’re asked to look at most are cracked slates and tiles out of sight from below and blocked valleys and parapet gutters.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Arnos Grove as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Airspace, weather and Arnos Grove roofs

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

If you look after a shop, office or commercial unit, for example near The Mall Wood Green, big, flat commercial roofs are where aerial photos and thermal images help most. If you live in an older home near Syro-Malabar Catholic Church of London, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Why it is worth a survey now in Arnos Grove

Leaving a high roof unchecked means relying on what you can see from below. A drone replaces that guesswork with clear photos, slope by slope. Seeing the problem makes it easier to decide what to do. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Common roof problems in Arnos Grove

Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until water overflows inside. From above, they’re easy to see.

Here are some of the things we see frequently:

  • Tired mortar and pots at the top of a stack
  • Blistered or cracked flat roof coverings
  • Moss and weeds taking hold up top
  • Loose ridge and hip tiles

Arnos Grove is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking.

What to expect from a roof survey

What affects the cost of drone roof surveys

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see

Drone roof survey starts from £400, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What to tell us when you get in touch

These details help when you get in touch:

  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window

We survey roofs on any day of the week. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Arnos Grove questions

Are there drone restrictions around Arnos Grove?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Is parking a problem for a survey in Arnos Grove?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens next?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll plan the survey around it.

What’s the best way to book?

Simply call 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

How the survey works

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, most surveys take roughly 1–2 hours at a house, including the airspace and weather checks before take-off. In Arnos Grove, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

Getting ready for the survey

Tips from our surveys

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Allow for a change of day in poor weather
  • Let us know the exact address when you book
  • Clear the loft hatch so we can check inside too
  • Shut pets inside while we fly

File the report and photos with your home documents. They give you something to compare against later.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
