Roof surveys across N13

About roof surveys in N13

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Typical surveys look at leaking gutter joints and downpipes and loose chimney pots, on the roof space, lead flashings and ridges, hips and valleys.

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Roofs, chimneys and gutters across N13

N13 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked.

We survey roofs across London and South East England, and N13 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Palmers Green: If you look after a building such as St Anne's Catholic High School for Girls, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Palmers Green United Reformed Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How the survey changes by roof type

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

Why roofs fail

Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It’s often mistaken for a leak, and it needs a different fix.

A survey makes sense if you’ve noticed:

  • Cracked or blistered flat roof coverings
  • Worn lead at chimneys and abutments
  • Ridge tiles that have lifted or moved
  • Condensation or damp timbers in the loft

What a survey does not cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the roof structure meets design loads

What a survey costs

When we price a survey, we consider:

  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can be seen safely
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

What to let us know when you contact us

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them

To book a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Questions from N13

How long does the visit take?

It usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you cover N13?

Yes. We survey roofs across London and South East England, N13 included.

How much does a roof survey cost in N13?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
