How a roof survey works in N10
There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on weekdays and at weekends, so it’s easy to find a day that suits. We are often asked to look into slipped, cracked or missing slates and tiles and leaking gutter joints and downpipes, across clay and concrete tiles, ridges, hips and valleys and chimney stacks.
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.

Homes and roofs across N10
Across N10, from Friern Barnet, New Southgate and Muswell Hill outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in N10 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.
Muswell Hill: For businesses in and around places like The Mall Wood Green, a dated report on the roof is useful for planning and for any lease discussions. For landlords with property near Alexandra Palace station, a dated record of the roof is useful when planning maintenance across a let.
Practical tips
You do not need to be a roofer to help. What helps most:
- Gather any paperwork for past roof work
- Leave roof access to professionals
- Include dormers, porches and garages as you book
- Check the roof from ground level after storms
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
Leave it or get it looked at?
If you’re planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up, or at least know what to expect.
Questions to ask before you book
- How much experience they have with roofs like yours
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the inside of the roof is included
- Which viewpoints they use to see the roof
What affects the price in N10
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The height of the building and how the roof can be seen safely
- Features like valleys, chimneys, dormers and parapets
- If the survey needs thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
There’s no need for technical words. It is enough to tell us:
- The style of property, from a terrace to a block
- Where any leaks, stains or damp patches show inside
- When you need the report by
- Anything about access we should know

How the survey changes by roof type
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.
Flat roof coverings
Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A full building survey of the property
- Structural calculations (that’s a structural engineer’s job)
- Faults hidden behind ceilings or boarding
N10: your questions answered
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Will you climb onto the roof?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
