Chimney survey in Muswell Hill: what you get

Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you’ve noticed a chimney out of line and damp on a chimney breast inside, we can find out what’s behind it, on shared and party-wall stacks, lead flashings and chimney pots and cowls alike.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How it works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In Muswell Hill, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Why get it checked now?

If you are thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. In Muswell Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Common questions in Muswell Hill

Can parking be tricky for a visit in Muswell Hill?

Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Do you survey roofs for landlords with property near Alexandra Palace station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How long will you be at the property?

Expect it to take roughly 1–2 hours at most homes, and longer for a large or complex roof. You will then get the report by email.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Muswell Hill homes and their roofs

Historic houses such as Athlone House, about 1.6 miles south-west, show how far back building in the area around Muswell Hill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Muswell Hill is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Alexandra Palace station, a roof report helps you deal with small faults before they turn into a call from a tenant. For businesses in and around places such as The Mall Wood Green, a dated report on the roof is useful for planning and for any lease discussions.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues
  • What’s inside the brickwork or behind render, without opening up

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

When to book a survey in Muswell Hill

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

We are often asked to look at:

  • Worn or missing pointing
  • Lifted or split lead flashings
  • Cracked or missing flaunching
  • Damp patches on chimney breasts

If you look after a building such as Muswell Hill Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
