Crouch End Chimney Survey
Chimney surveys across Crouch End, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Lifted or split lead flashings
- Damp patches on chimney breasts
- Disused chimneys trapping moisture
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Have the flue swept and checked if you use the fire
- Keep track of stains on chimney breasts
- Leave close inspection to people with safe access
- File photos of the stacks with your home records
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.
Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
Chimney survey in Crouch End
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’re worried about flaunching that has broken away and a chimney out of line, we can find out what’s behind it, whatever the roof.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at a house, as part of a look at the roof around the stack. If you have questions on the day, just ask. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Crouch End runs like any other.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Point out any leaks or damp patches
- Agree roof access with the managing agent if it’s shared
- Keep pets out of the way during the survey

Advice
How the survey changes by roof type
Lead flashings
Mortar fillets are sometimes used where lead would typically be. They crack with age, and we check them too.
Rendered stacks
Cracked render can let water in and trap it behind. We record any cracking and where it is.
Your questions about chimney surveys in Crouch End
Is my home in Crouch End listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs for landlords with property near Crouch Hill station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
How long is the visit?
That depends on the size and shape of the roof; most visits take about 1–2 hours for most homes, a little longer where there are several stacks. The written report follows by email.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What a chimney survey looks like in Crouch End
Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. Witanhurst, about 1.5 miles south-west, is one of the historic houses in the wider area around Crouch End. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If your house is among the older ones in the streets near Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you run a business near The Mall Wood Green, a roof report helps plan work around trading rather than after a leak.

Leave it or get it looked at?
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

For landlords and managing agents
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we will plan the survey around it.
When to book a survey in Crouch End
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.
Signs worth acting on include:
- Damp patches on chimney breasts
- Cracked or missing flaunching
- Mortar washing out of the joints
- Bricks with flaking faces
If you look after a building such as Rokesly Infant & Nursery School, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- How long the report takes to arrive
- Whether any drone flown is registered with the CAA
- What’s outside the scope of the survey
