What a chimney survey looks like in Stroud Green
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Stroud Green is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Witanhurst, about 1.9 miles west, is one of the historic houses in the wider area around Stroud Green. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you let a flat or house near Harringay station, a dated record of the roof is useful when planning maintenance across a let. If you run a business near The Mall Wood Green, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live near a park like Stationers Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

How a chimney survey works in Stroud Green
Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We’re frequently asked to look into bricks with flaking faces and staining on walls around the chimney, on chimney pots and cowls, flaunching and lead flashings.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Stroud Green with this kind of roof, the hidden gutter is one of the first things to check.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Book a sweep for flues that are in use
- Ask about consent before removing a chimney on an older property
- Do not use a ladder to reach the stack yourself
- Keep track of stains on chimney breasts
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
Leave it or get it looked at?
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there is a stain. Surveying the stack now can catch problems first. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What a chimney survey does not cover
It is a careful look at the chimney stack, not the whole story. The main limits are:
- What’s inside the brickwork or behind render, without opening up
- Areas we can’t view from safe positions
- Whether the flue is safe to use

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. For a visit in Stroud Green, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Preparing for the visit
- Find any records of previous roof work
- Unlock side gates and any roof access doors
- Keep pets inside or away from the areas we are looking at

FAQs for Stroud Green
Can a landlord with a rental near Harringay station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or drop us an email and let us know about the building.
Is parking a problem for a survey in Stroud Green?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
What will the report tell me?
Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years.
How long will you be at the property?
Most surveys take roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. The report follows by email.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
How do you inspect a chimney without scaffolding?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.
