How a pre-purchase roof survey works in Stroud Green

We survey roofs for buyers in Stroud Green and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or drop us an email. Typical surveys look at patch repairs that may hide an ongoing problem and damp timbers or stains in the loft, on flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Stroud Green might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How the survey works

After the inspection, everything we found is written up in a report with photos. As for time on site, most surveys take roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Useful tips for Stroud Green property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Pass the findings to your conveyancer
  • Don’t leave it until just before exchange
  • Request records of any re-roofing
  • Ask the agent to check the loft hatch can be opened

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

What we can’t see

In fairness, a roof survey has limits:

  • Confirmation of asbestos in cement sheets or soffits
  • A valuation or a promise of a lower price
  • Structural calculations (that is a structural engineer’s job)

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. The full list of what we check.

What we check

  • Clay and concrete tiles
  • Lead flashings and valleys
  • Chimney stacks
  • Natural slate
  • Gutters and downpipes
  • The roof space
  • Flat-roofed extensions and dormers

Why get it checked now?

Lots of buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. In Stroud Green, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Why book with us

  • Thermal imaging and drone inspection where they help
  • Insured for professional indemnity and public liability
  • A written report with photos
  • An independent look at the roof

Roof by roof

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

How we price pre-purchase roof surveys

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your roof before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any photos you have, taken from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel

When you’re ready to go ahead, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.

Pre-purchase roof surveys in Stroud Green: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Stroud Green is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around Stroud Green has a long history of building, with Witanhurst about 1.9 miles west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you let a flat or house near Harringay station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Stroud Green is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book, as a space near the door cannot be promised. Take an older house close to Holy Trinity: the roof may have had decades of patch repairs, and the survey shows where they are.

Common questions in Stroud Green

Are there drone restrictions around Stroud Green?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.

Is my home in Stroud Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.
