Fortis Green questions

I let a flat near Alexandra Palace station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.

Can parking be tricky for a visit in Fortis Green?

Parking in Fortis Green, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Why is my chimney breast damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Chimney survey in Fortis Green: what you get

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey chimney breasts, shared and party-wall stacks and brick chimney stacks, and people most often book us about mortar washing out of the joints and a stack that appears to lean.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Fortis Green with this kind of roof, the hidden gutter is one of the first things to check.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

What happens if roof problems are left?

If you’re buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Chimney surveys in Fortis Green: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.4 miles south-west lies Heath Hall, a reminder of how long the area around Fortis Green has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you live near a park such as Cherry Tree Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Fortismere School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes about one to two hours at a house, as part of a look at the roof around the stack. London terraces rarely offer a view of the whole roof from one spot, so a visit in Fortis Green moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Signs you need a chimney survey in Fortis Green

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

It is worth booking a survey if you’ve seen:

  • Worn or missing pointing
  • Signs that a stack is leaning
  • Lifted or split lead flashings
  • Frost-damaged brickwork on the stack

If you look after a shop, office or commercial unit, for example near Grand Arcade, a dated report on the roof is useful for planning and for any lease discussions.

Questions to ask before you book

  • When you’ll get the report
  • Which parts of the roof they’ll actually see
  • What experience they bring
  • What they will not be able to tell you

What to expect from a roof survey

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Honest limits

Before you book, it is worth knowing what a survey will not do:

  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up
  • Whether a gas appliance or its flue is safe

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Chimney pots and cowls
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
