Thermal roof surveys for homes and businesses in Fortis Green
What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and our report notes the conditions and how they affected what we saw. If you’re worried about cold areas below the roof and moisture around outlets and upstands, a survey will tell you what’s going on, on loft conversions, ceilings below the roof and flat roofs alike.
London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

FAQs for Fortis Green
How do I find out if my home in Fortis Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can parking be tricky for a visit in Fortis Green?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
How much does a thermal roof survey cost?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
How does a thermal imaging roof survey work?
A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.
Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it as you book and we’ll plan the survey around it.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Roof by roof
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Clear leaves from outlets and gutters each autumn
- Heat the home normally on the days before
- Keep dated photos of any marks on ceilings
- Let us know where and when you’ve seen damp or stains
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
Flying and imaging in Fortis Green
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.
For a London address like Fortis Green, it helps to know about controlled parking before the day. With Heath Hall about 1.4 miles south-west, the area around Fortis Green has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings. For site and facilities teams at buildings such as Fortismere School, thermal images can show where wet insulation sits under a big flat roof.

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Confirming water without moisture readings
- An energy rating for the building
- Whether the deck or roof structure is strong enough

Roof types and parts we check
- Pitched roof slopes
- Commercial roofs
- Ceilings below the roof
- Loft conversions
- Flat roofs
- Insulated roof spaces
The survey, step by step
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London area like Fortis Green, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Note where any stains or damp appear
- Jot down any questions you want answered
