Our roof survey service in EN4
We survey roofs in EN4 and across London and the South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you’re ready to book, ring 07833 053749 or email us. We survey the roof space, natural slate and flat roofs, and people most often book us about leaning or weathered chimney stacks and ridge tiles that have lifted or moved.
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it typically takes about one to two hours at most homes, though large, tall or awkward roofs take more time.
- You tell us about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We look at the roof from each safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photographs and recommendations.

In Cockfosters, that means homes and buildings near The Cock Inn, Belmont Open Space and Trent School Cockfosters, among other places. You’ll also find Trent CofE Primary School (within half a mile south-east), Christ Church (within half a mile east) and JCoSS (0.5 miles north-west). The nearest railway station is New Barnet station, roughly 0.8 miles west. Roof surveys across EN4: local notes
From Barnet, New Barnet and Osidge to smaller places, people across EN4 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, EN4 included. We survey on any day of the week.
Cockfosters: If you look after a building such as Trent CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that’s a structural engineer’s job)
- Confirmation of asbestos in soffits or cement sheets
- What’s under the slates, tiles or felt
What a survey costs
All our prices include VAT. What changes the price is:
- Any need for thermal images or a drone flight
- Which survey package you book
- How many separate roofs there are, like extensions, dormers and garages
- How tall the building is and how easy the roof is to see
To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and some details. We’ll confirm the figure before booking.
Getting in touch
What helps most when you contact us:
- Dates you’re working to, like exchange
- Any marks or damp showing indoors
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Make sure we can open the loft hatch
- Keep a record of damp patches and dates
- Leave roof access to professionals
- Mention any damp patches when you book
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble.
Questions to ask before you book
- Whether they hold professional indemnity and public liability insurance
- What happens after the report arrives
- How much experience they have with roofs like yours
- When you will get the report
How the survey changes by roof type
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at. Leaning stacks and loose pots are recorded.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.
EN4 questions
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.
How long does the visit take?
It typically takes about one to two hours for most houses, and longer for a large or complex roof. Report times depend on the package.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.
What do you check on a roof survey?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Will you climb onto the roof?
Only when it is safe. We also use views from ground level, windows and the loft space.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Will you check the loft?
Usually, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
