How a chimney survey works in Cockfosters
On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. If you’ve noticed unused flues sealed without airflow and pots or cowls that look unsafe, we can find out what’s behind it.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Cockfosters has one, it needs checking from somewhere that can actually see it.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why act early in Cockfosters
Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. In Cockfosters, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

Cockfosters: your questions answered
How do I find out if my home in Cockfosters is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you survey roofs for landlords with property near New Barnet station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
What does a chimney survey cover?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photographs.
Should I worry about a leaning stack?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
Do you inspect the flue?
No. It is not a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll plan the survey around it.
How long does the survey take?
Time on site depends on the roof; most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. The written report follows by email.
What we cannot see
Before booking, it’s worth knowing what a survey won’t do:
- Gas safety checks, which need a Gas Safe registered engineer
- A structural engineer’s assessment
- Hidden sides of a shared stack
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.
What we look at

Chimney surveys around Cockfosters
Wyllyotts Manor, about 3.4 miles north-west, is one of the historic houses in the wider area around Cockfosters. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you look after a shop, office or commercial unit, for example near Spires Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as Trent CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as Belmont Open Space can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Different roofs, different checks
Flaunching
The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.
How we price chimney surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The shape of the roof and its details
- Any need for thermal images or a drone flight
- Roof area
- The package you choose: Basic, Standard or Premium
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Booking your survey
To price your survey accurately, we’ll ask about:
- Any marks or damp showing indoors
- Photos of the roof, taken safely from the ground or a window
- How the loft is reached, if there is one
- The type of building and roof, like pitched or flat
Every survey is priced before it’s booked, so you know where you stand. Chimney survey starts from £150, including VAT. To book, ring 07833 053749 or use the contact form.
How it works
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes about 1–2 hours for most homes, a little longer where there are several stacks. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Cockfosters runs like any other.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- You get a written report with photos and our recommendations.
Before we arrive
- If you are buying, check with the agent that we can get in
- Leave a clear route to the loft
- Have any paperwork from past roof work to hand
