Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Storm damage roof report in Cockfosters

Each roof is looked at from the safest viewpoints available: the ground, windows and vantage points, the loft where there’s access, and the roof itself where that is safe. We photograph and describe each area of damage. If part of the roof can’t be seen, the report says so. You get a written report with photographs to give to your insurer. If you’re worried about stains appearing after strong winds and damaged pots on the stack, we can find out what’s behind it, on flat roofs, ridges and hips and flashings alike.

London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. A careful look in Cockfosters tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Cockfosters

How do I find out if my home in Cockfosters is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Cockfosters?

Yes, Cockfosters is one of the places we work. The survey and report are the same in Cockfosters as anywhere else.

How should I record storm damage myself?

Please do not climb onto the roof. Photograph the damage from below or from a window. Note the date and time, and photograph any damage inside.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What if my insurer declines the claim?

Complain to your insurer first. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we cannot say how it will turn out.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Don’t go onto the roof to take pictures
  • Check your policy for how to report damage
  • File receipts for anything you pay for
  • Check how your policy defines a storm

Once we’ve been, the findings are written up with photos. It covers the damage, its likely cause and any older defects. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

A well-maintained roof stands up to storms better. Have loose slates, tiles and flashings seen to promptly.

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours at a house, and longer if the damage is spread across a large roof. In Cockfosters, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked

How to book

When you’re ready to go ahead, phone 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Advice

Do you need a storm damage roof report in Cockfosters?

Others book after an insurer has queried a claim. An independent report gives you another view of the roof. We can’t say whether the decision will change.

A survey makes sense if you’ve noticed:

  • Roofs hit by falling trees
  • Damaged gutters and fascias
  • Loose or broken chimney pots and cowls
  • Loose or torn flashings

If you own a rental within reach of New Barnet station, a tenant living with a leak needs the cause found, not just the stain painted over.

Before you book any roof surveyor

  • How long the report takes to arrive
  • Is VAT included in the price?
  • What exactly goes into their report
  • Whether the loft is part of the inspection

What to expect from a roof survey

Storm damage roof reports around Cockfosters

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in. The wider area around Cockfosters has a long history of building, with Wyllyotts Manor about 3.4 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you look after a building like Trent CofE Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. The streets around a church such as Christ Church are frequently among the oldest in a place, and if your house is among the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
