How a storm damage roof report works in Oakwood

Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Where we also see signs of older wear, the report records that too. We’re often asked to look into loose or broken chimney pots and cowls and damaged gutters and fascias, across flat roofs, slate and tile slopes and ridges and hips.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We look at what we’re given access to in Oakwood, inside and out. Let us know when the water shows, and in what kind of weather.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Oakwood roofs and the weather

The wider area around Oakwood has a long history of building, with Forty Hall about 3.1 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Oakwood is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Shop and office owners around Grand Arcade may find that finding where water is getting in quickly keeps disruption down. Take an older house close to St Thomas's Church: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you look after a building such as Wolfson Hillel Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Leave it or get it looked at?

The sooner the damage is recorded, the clearer the evidence. Further storms and quick fixes can make the picture less clear. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

When you need someone else

Before booking, it is worth knowing what a survey will not do:

  • Estimates of repair costs

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Before the survey

  • Leave a clear route to the loft
  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand

Advice

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Keep receipts for any emergency work
  • Keep a note of the date of the storm
  • Arrange temporary cover with a roofer if rain is getting in
  • Read your policy wording on storm damage

The report is emailed to you, and you decide what to send to your insurer. We do not deal with the insurer on your behalf.

Have overhanging branches looked at by a tree surgeon. Branches can hit or scrape the roof in a storm.

Common questions in Oakwood

Is my home in Oakwood listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you carry out roof surveys in Oakwood?

Yes, Oakwood is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or send us an email and let us know about the property.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can I check the roof after a storm?

Stay off the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.

Are you loss adjusters?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, though we cannot predict the outcome.

Can you put a tarpaulin over the damage?

Call a roofer for emergency temporary protection. If it’s safe, photograph the damage before it’s covered. Keep receipts for any emergency work.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
