How a thermal roof survey works in Oakwood
Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. We survey pitched roof slopes, loft conversions and ceilings below the roof, and the problems we are asked to look at most are possible trapped moisture under a flat roof covering and water that travels before it shows.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Oakwood, the address is checked against all of them, and where permission is needed, the flight waits for it.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips
Small things make a difference. Our tips:
- Leave the roof to people with safe access
- Check outlets after heavy rain
- Ask us about the forecast if rain is expected
- Heat the home normally on the days before
Once we have been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours for most houses, with bigger or more complicated roofs taking longer. For a visit in Oakwood, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- You get a report with thermal images, photographs and our recommendations.
Before the survey
- Unlock side gates and any roof access doors
- Jot down any questions you want answered
- Leave a clear route to the loft

Landlord and commercial surveys in Oakwood
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Why it’s worth a survey now in Oakwood
A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Airspace, weather and Oakwood roofs
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
The streets around a church like St Thomas's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Shop and office owners around Grand Arcade may find that thermal images can show trapped moisture across a wide commercial roof. Parking in Oakwood, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

Oakwood: your questions answered
How do I find out if my home in Oakwood is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Is parking a problem for a survey in Oakwood?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
What do I do with the report?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can a thermal camera see water?
No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.
Is thermal imaging good for finding leaks?
Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.
Can thermal imaging show missing insulation?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there is safe access.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Roof by roof
Parapets, valleys and junctions
Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they cannot.
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
