Independent thermal roof surveys in Grange Park

Thermal roof surveys for homes and businesses in Grange Park

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey flat roofs, commercial roofs and insulated roof spaces, and the problems we’re asked to look at most are thin or uneven insulation in the roof and damp around chimneys and parapets.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Grange Park as anywhere. Let us know about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections
  • What’s inside walls or under coverings, without opening up

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What we look at

  • Ceilings below the roof
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions
  • Commercial roofs
  • Insulated roof spaces

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. Most surveys take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Surveys in Grange Park can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • For a flat or shared roof, check access with the building owner or managing agent
  • Let us know about any leaks, stains or damp patches you know of
  • If you are buying, let the agent know when we’re coming

Advice

What we’re asked to look at in Grange Park

Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

A survey makes sense if you’ve noticed:

  • Damp patches with no obvious cause
  • Ceilings that feel colder in places
  • Damp around roof outlets and upstands
  • Areas of a flat roof that may hold water

For a London address like Grange Park, it’s useful to know about controlled parking before the day.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • What the report includes, and whether it has photos
  • Which parts of the roof they’ll actually see
  • When you will get the report

What’s in a roof survey

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Clear leaves from outlets and gutters each autumn
  • Use the report as a baseline for later checks
  • Make sure the loft can be reached safely
  • Do not switch the heating off before the visit

Where a pattern cannot be confirmed, the report says what could help, like electronic leak detection or opening up a small area.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

Surveys for landlords and agents in Grange Park

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Questions from Grange Park

Does a conservation area affect roof work in Grange Park?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Grange Park?

It depends on the street. If Grange Park has controlled parking where you are, a visitor permit is the easiest answer.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Is thermal imaging good for finding leaks?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source can’t be confirmed, we will say what could help next, like electronic leak detection.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Different roofs, different checks

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences frequently show through. Any patterns are checked with moisture readings.

What a thermal roof survey looks like in Grange Park

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Grange Park is one of them, bay roofs, hips and later dormers each have their own details. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Grange Park Primary School will know that a view from above covers a wide roof far faster than walking it. If you live in an older home near Church of St Mary Magdalene, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
