About our gutter survey in Grange Park
Damp patches on inside walls, stains below a valley or water running down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so. The next step is suggested too. Typical surveys look at cracked or loose downpipes and sagging gutters and loose brackets, across downpipes, parapet and box gutters and fascias and soffits.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Grange Park, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
Where we can’t see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t.

Gutter surveys in Grange Park: local notes
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Forty Hall, about 2 miles north-east, is one of the historic houses in the wider area around Grange Park. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Landlords with a home close to Grange Park station may find that the gap between tenancies is a good time to have the roof looked at. Take a building like Grange Park Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Edmonton Green Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.
Grange Park is about 3 miles north-west of Edmonton, in Greater London. We visit Grange Park as part of our work across Greater London, for houses, flats and commercial buildings. Our area takes in places right across Greater London, large and small. There’s also a page for London.

Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the visit with that in mind.
Any of our surveys can be booked by landlords, agents and building managers in Grange Park. To discuss a property or a block, ring 07833 053749 or use the contact form.

What we do, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Grange Park runs like any other.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Find any records of previous roof work
- Make a note of anything you’d like us to look at
- If it is not your property yet, arrange access through the agent
Book a survey

Tips that help
Over many surveys, some simple habits stand out:
- Watch for green marks down the brickwork
- Don’t leave hidden gutters out of a clear-out
- Do not climb a ladder to look in the gutters
- Watch the gutters during heavy rain
You receive a written report with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Asbestos testing of old gutters, downpipes or soffits
- The inside of a downpipe along its whole length
- Gutters out of sight from every safe viewpoint
If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What our survey covers.
