Our roof survey service in EN2
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a proper look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey the roof space, flat roofs and lead flashings, and people most often book us about torn or sagging underlay and flashings that have come away from the wall.
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Near you in Enfield Chase
We work in homes and buildings around Chase Side Primary School, The Old Wheatsheaf pub and Grange Park Preparatory School, among other places. Also close by are Enfield Town Park (0.7 miles south-east), Enfield County School for Girls (0.6 miles east) and Church of St Mary Magdalene (less than half a mile south). Enfield Chase has its own railway station: Enfield Chase station. A little further out are Edmonton Green Shopping Centre (2.8 miles south-east) and Museum of Enfield (0.8 miles south-east). Green spaces nearby include Pole Hill and Oakleigh Park Rail Cutting.
Homes and roofs across EN2
Owners across EN2, from Enfield, Enfield Chase and Bush Hill Park to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in EN2 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
Enfield Chase: Homes near green spaces like Enfield Town Park can get more leaves in their gutters in autumn. If you look after a shop, office or commercial unit, for instance near Edmonton Green Shopping Centre, a roof report helps plan work around trading rather than after a leak.
Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.
Before and after the survey
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- File the report with your home documents
- Tell us about any leaks or stains you’ve seen
- Do not climb onto the roof yourself
- Gather any paperwork for past roof work
We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.
Keep the loft space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Leave it or get it looked at?
It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.
Before booking any surveyor
- What the survey won’t cover
- Will they check the loft as well as the outside?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether VAT is added on top
What this survey can’t tell you
To be straight with you, a roof survey has limits:
- Asbestos testing of any kind
- A promise that the roof will not leak in future
- A full building survey of the property
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Questions from EN2
Can you look at a roof that’s joined to next door?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will the report say how many years my roof has left?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
