Pre-purchase roof surveys in Enfield Chase: local notes
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Forty Hall about 1.6 miles north-east, Enfield Chase sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If your home is one of the older ones in the streets near Church of St Mary Magdalene, the roof may have had decades of patch repairs, and the survey shows where they are. Parking in Enfield Chase, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space as you book, as a space near the door cannot be promised.
Enfield Chase is about 3 miles north-west of Edmonton, in Greater London. From houses to flats and shops in Enfield Chase, we can survey the roof. Enfield Chase is one of the places in Greater London we cover for pre-purchase roof surveys. London is in our area too.

How a pre-purchase roof survey works in Enfield Chase
A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. Typical surveys look at roof slopes that look uneven or sagging and slipped or missing slates and tiles, across chimney stacks, lead flashings and valleys and gutters and downpipes.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Enfield Chase or checking a new roof there: only the parts we are given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Enfield Chase
Rear extensions, dormers and garages frequently have flat roofs. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.
These are some of the problems a survey can pick up:
- Gutters that overflow or drip at the joints
- Quick fixes on flashings and valleys
- Lead that has worked loose at a wall or chimney
- Slates or tiles that have slipped or gone
If you own a rental within reach of Enfield Chase station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Their drone registration, if they fly one
- Whether you get a written report with photos
- What’s outside the scope of the survey
Honest limits
Before booking, it is worth knowing what a survey won’t do:
- Whether the price should change, which is between you and the seller
- Faults hidden behind ceilings, boards or coverings
- Anything beyond the roof, which a full home survey covers
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.
What we look at
- Gutters and downpipes
- Chimney stacks
- The roof space
- Natural slate
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Clay and concrete tiles
Landlord and commercial surveys in Enfield Chase
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.
Useful tips for Enfield Chase property owners
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:
- Ask the seller about past roof repairs
- Let us know your timetable
- Do not leave it until just before exchange
- Ask for any paperwork for recent roof work
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
Why act early in Enfield Chase
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. In Enfield Chase, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why us?
- Professional indemnity and public liability insurance
- Drone flown under a CAA Flyer ID and Operator ID
- 5,000+ roofs surveyed
- Drone and thermal imaging surveys available

Your questions about pre-purchase roof surveys in Enfield Chase
Is my home in Enfield Chase listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Can you fly a drone over a roof in Enfield Chase?
It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Do you need to go inside the property?
Where possible, yes. We look in the roof space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Do I need a roof survey if I’m having a RICS survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
What happens on the day
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. In Enfield Chase, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- If the roof is shared, arrange access with whoever manages the building
- Tell us where we can park nearby
