Pre-purchase roof surveys near Enfield

Pre-purchase roof surveys for homes and businesses in Enfield

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, while you are not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Common reasons to book are damp timbers or stains in the loft and blistered or split felt on a flat roof, on the roof space, lead flashings and valleys and natural slate.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Enfield, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Buying a home or a new roof in Enfield

Forty Hall, about 1.3 miles north-east, is one of the historic houses in the wider area around Enfield. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For a London address like Enfield, it helps to know about controlled parking before the day, along with any off-street space. If you own a rental within reach of Enfield Town station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Church of St Andrew: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Enfield runs like any other.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • If you’re buying, let the agent know when we’re coming
  • Keep pets out of the way during the survey

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Find out whether the roof has been replaced or patched
  • Watch for stains or fresh paint on ceilings below the roof
  • Share the report with your solicitor
  • Ask for any paperwork for recent roof work

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Enfield: your questions answered

How do I find out if my home in Enfield is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you fly a drone over a roof in Enfield?

Normally it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you cover Enfield?

Yes. Our area covers London and South East England, and that includes Enfield.

Can you survey in bad weather?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How do I book a survey in Enfield?

Simply call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

What this survey can’t tell you

Before booking, it is worth knowing what a survey will not do:

  • Whether the price should change, which is between you and the seller
  • What’s under the slates, tiles or felt
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.
