Useful tips for Enfield property owners

A survey works best with a little help from you, before and after. Some tips:

  • Photograph the damage safely from below
  • Keep fallen slates or tiles as evidence if safe
  • Take photos of stains and damp inside
  • Arrange temporary cover with a roofer if rain is getting in

The insurer might appoint a loss adjuster. Our report gives you an independent record alongside theirs.

A well-maintained roof stands up to storms better. Fix slipped slates, loose ridges and lifted flashings when you spot them.

About our storm damage roof report in Enfield

After a storm, it helps to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We are not loss adjusters and can’t tell you if your claim will succeed. What you get is an independent view of the roof’s condition. If you’re worried about ridge tiles that have come loose and holes or cracks caused by debris, a survey will tell you what’s going on.

London’s Victorian and Edwardian roofs have often been repaired many times. Insurers normally exclude wear and tear, so it helps to know whether damage is old or new. A careful look in Enfield tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Landlords, agents and building managers in Enfield and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or use the contact form.

Signs you need a storm damage roof report in Enfield

Landlords and building managers often need a written record after a storm. It helps when explaining damage to a building owner or insurer.

Things that often lead to a survey include:

  • Broken or displaced guttering
  • Damaged ridges and hips
  • Damaged pots on the stack
  • Gaps where slates or tiles have gone

If you look after a building like Enfield Grammar School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Before booking anyone

  • What they won’t be able to tell you
  • What follow-up you get after the report
  • Are they insured for the work?
  • How long they’ve been surveying roofs

What a good roof survey covers

Storm damage roof reports in Enfield: local notes

About 1.3 miles north-east lies Forty Hall, a reminder of how long the area around Enfield has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Different coverings let water in at different points, which shapes where the search starts.

Landlords with a home close to Enfield Town station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a shop, office or commercial unit, for instance near Edmonton Green Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Enfield: your questions answered

Do you cover Enfield?

Yes, Enfield is within the area we cover. We work right across London and South East England. You can call 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Will parking be an issue for a roof survey in Enfield?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

What if the roof was already worn?

Wear and tear is not typically covered. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

What do I do if water is coming in?

Emergency cover over a damaged roof should be arranged with a roofer. If it is safe, photograph the damage before it is covered. Keep receipts for any emergency work.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How strong does the wind have to be for a storm claim?

It varies by policy. About 55 mph is a common figure in many policies, but your policy sets the actual test.

Can I challenge a declined storm claim?

Raise it with your insurer first. If it isn’t resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at a house, and longer if the damage is spread across a large roof. Surveys in Enfield can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • If it is not your property yet, arrange access through the agent
  • For a flat or shared roof, check access with whoever owns or manages the building

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.
