How a storm damage roof report works in Bush Hill Park

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. We survey slate and tile slopes, gutters and fascias and flat roofs, and common reasons people get in touch are torn or lifted flat roof coverings and gaps where slates or tiles have gone.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it helps to know whether damage is old or new. A careful look in Bush Hill Park tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Wind, rain and roofs in Bush Hill Park

Forty Hall, about 1.9 miles north, is one of the historic houses in the wider area around Bush Hill Park. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering and its details give the first clues when tracing where water is coming from.

Anyone responsible for a site like The Raglan Junior School will know that tracing a leak on a big roof starts with where the water appears and works back. If you look after a shop, office or commercial unit, for example near Edmonton Green Shopping Centre, a quick answer on where water is coming in keeps a business running. If you let a flat or house near Bush Hill Park station, a tenant living with a leak needs the cause found, not just the stain painted over.

Bush Hill Park is about 1 mile north-west of Edmonton, in Greater London. Bookings from Bush Hill Park are handled just like any other: a call or an email, a price, then a date. Different roofs, different checks

Clay and concrete tiles

Broken or missing tiles leave the underlay exposed to rain. Each gap is recorded with a photo.

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. Our report notes recent damage and older defects.

Leave it or get it looked at?

Many policies expect damage to be reported promptly. Let your insurer know early, and check what your policy asks for. Our report can then add a clear record. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Ask a roofer for emergency temporary protection if water is coming in
  • Report the damage to your insurer as soon as you can
  • Look at what your policy says about wear and tear
  • Take photos from ground level or a window, never by climbing

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Never climb onto the roof yourself.

Common questions in Bush Hill Park

Is parking a problem for a survey in Bush Hill Park?

Parking in Bush Hill Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you carry out roof surveys in Bush Hill Park?

Yes. We work right across London and the South East, and Bush Hill Park is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

How should I record storm damage myself?

Only from the ground or from windows. Never climb onto a roof after a storm. Binoculars can help you see damage from below, and we’ll record the rest.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

What if the roof was already worn?

Insurers usually exclude wear and tear. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

We confirm the price for your roof before booking. These are the things that affect it:

  • Roof area
  • Whether it is a home or a commercial building
  • Extra roofs, like extensions, dormers or garages

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

What we need to know

Here’s what helps us most when you contact us:

  • What made you get in touch
  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • The property’s address and postcode

Not sure which survey you need? It’s easiest to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

How to prepare

  • Mention any parking restrictions on your street
  • If you are buying, let the agent know when we’re coming
  • If the roof is shared, arrange access with whoever manages the building
