About our roof leak investigation in Bush Hill Park

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. If you’re worried about damp ceilings under a flat roof and staining around the chimney inside, a survey will tell you what’s going on, on lead flashings, the roof space and valleys and parapet gutters alike.

In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Bush Hill Park, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Plumbing leaks that look like roof leaks
  • Faults hidden behind ceilings or boarding
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What we check

  • The roof space
  • Lead flashings
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roof details
  • Slate and tile slopes
  • Rooflights and dormers

The survey, step by step

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours, more where the leak is intermittent or the roof is large. In Bush Hill Park, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Jot down any questions you want answered
  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent

Why it is worth a survey now in Bush Hill Park

A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Questions from Bush Hill Park

Do you carry out roof surveys in Bush Hill Park?

Yes, Bush Hill Park is one of the places we work. The survey and report are the same in Bush Hill Park as anywhere else, and visits run on weekdays and weekends.

Is parking a problem for a survey in Bush Hill Park?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Why is not the leak directly above the stain?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you definitely find the leak?

Not always, and we will be honest about that. Some leaks hide well, particularly those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.

How long does the visit take?

It usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.

Leaks and storm damage in Bush Hill Park

With Forty Hall about 1.9 miles north, Bush Hill Park sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Different coverings let water in at different points, which shapes where the search starts.

Living close to Enfield Town Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For landlords with property near Bush Hill Park station, tracing a leak quickly matters when a tenant is living with it.

What we are asked to look at in Bush Hill Park

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.

A survey can pick up problems such as:

  • Brown rings on upstairs ceilings
  • Damp underlay across a wide area
  • A leak that comes and goes with the weather
  • Damp walls below an overflowing gutter

Take an older house close to St Stephen's Parish Church: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What a roof survey includes

How we price roof leak investigations

Prices vary from roof to roof, and it comes down to:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • Which survey package you book
  • Whether thermal imaging or a drone is needed

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

What we need to know

When you call or email, these details help:

  • Any marks or damp showing indoors
  • The property’s address and postcode
  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Don’t climb onto the roof to look
  • Catch drips in a bucket and protect the floor
  • Note the weather when the leak shows
  • Mention earlier attempts to fix the leak

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, so the repair is aimed at the cause.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
