Roof leak investigation in Edmonton: what you get
On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Ponding water makes any weakness worse. We check the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. We are frequently asked to look into leaks that appear only in driving rain and drips in the loft during heavy rain, across valleys and parapet gutters, the roof space and flat roof details.
Water getting into a London home often comes from a detail you can’t see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Edmonton, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. In Edmonton, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Before we arrive
- Find any records of previous roof work
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed

What we can’t see
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- Water from pipes, tanks or heating systems
- Putting the leak right
- Structural calculations (that is a structural engineer’s job)

Common questions in Edmonton
Is my home in Edmonton listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is parking a problem for a survey in Edmonton?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Will you go up on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
How long will you be at the property?
The visit usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing as you book.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
How the survey changes by roof type
Valleys
A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.
What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- Features like valleys, chimneys, dormers and parapets
- Whether thermal imaging or a drone is needed
- Whether it is a home or a commercial building
- The height of the building and how the roof can be seen safely
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before you book.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:
- Where any leaks, stains or damp patches show inside
- The reason for the survey, such as buying, a leak or storm damage
- Dates you are working to, such as exchange
- Pictures of the roof from a safe spot, if you have them
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or email us.
Leaks and storm damage in Edmonton
Historic houses like Bruce Castle, about 1.8 miles south, show how far back building in the area around Edmonton goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.
For landlords with property near Edmonton Green station, a clear finding on where water gets in helps you brief a roofer straight away. Take a building like Brettenham Primary School: tracing a leak on a big roof starts with where the water appears and works back. Shop and office owners around Edmonton Green Shopping Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters.

Tips that help
These tips come from what we see on roofs every week:
- Write down the wind direction and rain when it leaks
- Leave roof access to professionals
- Mention any plumbing above the damp area
- Keep a photo record of the damp patch
Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
