Roof leak investigation in Picketts Lock

Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain frequently misses the real cause. Finding the route first lets the repair go where it is needed. We survey lead flashings, the roof space and valleys and parapet gutters, and people most often book us about leaks that appear only in driving rain and water marks that spread in wet weather.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Picketts Lock, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

The report records the leaking roof as we found it on the day. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Prices for roof leak investigations in Picketts Lock

Our packages start from £150, including VAT. The price for your roof depends on:

  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before you book.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • Your timetable, like an exchange date
  • Your postcode, so we can check access and travel

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two for most homes, though a hard-to-trace leak can take longer. In Picketts Lock, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photographs, the likely entry point and recommendations.

How to prepare

  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices

Advice

Roof leak investigations around Picketts Lock

Historic houses such as Bruce Castle, about 2.6 miles south-west, show how far back building in the area around Picketts Lock goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Picketts Lock is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Living close to Pymmes Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. The streets around a church like All Saints' Church are frequently among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you own a rental within reach of Ponders End station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

When you need someone else

It’s a careful look at the leaking roof, not the whole story. The main limits are:

  • The repair itself (the investigation finds and reports the cause)
  • An intermittent leak that shows no trace on the day
  • What’s under the covering or behind the plaster

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • The roof space
  • Lead flashings
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Chimney stacks
  • Slate and tile slopes
  • Flat roof details

How the survey changes by roof type

Parapet and box gutters

A butterfly roof drains to a central valley gutter. Problems there frequently show in the rooms on the top floor.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from each safe vantage point, and look for damp on the breast inside.

Questions from Picketts Lock

Can parking be tricky for a visit in Picketts Lock?

Sometimes, yes. If Picketts Lock has controlled parking where you are, a visitor permit is the easiest answer.

Is my home in Picketts Lock listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How experienced are you?

More than 5,000 surveys over 20+ years.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and they go into the written report.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What should I do before you arrive?

Note when the leak appears and what the weather was doing. Clear access to the loft. If water is near any fittings, have an electrician check them.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.
