What we can’t see

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Roofs and gardens beyond the one we’re surveying
  • Photos in conditions too poor to fly
  • A flight where airspace permission is refused

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Fragile roofs
  • Large and complex roofs
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Chimney stacks
  • Valleys and parapet gutters

Drone roof survey in Picketts Lock: what you get

The weather decides whether a drone can fly. Strong wind or heavy rain rules out a flight, because control and safety come first. If the day turns out unsuitable, we will talk about another date or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We are frequently asked to look into moss and weeds taking hold up top and hidden gutters full of leaves, across fragile roofs, tall and steep roofs and chimney stacks.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at, in Picketts Lock as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Let us know about any leaks or concerns
  • Let neighbours know about the flight if your roof is shared
  • Clear the loft hatch so we can check inside too
  • Make sure there’s room outside for the drone to take off

If you need work done, roofers can work from the photos. The photos show the location and extent of every problem.

Keep the roof space ventilated. Poor airflow lets condensation build up, and it is something only an inside check will show. Check insulation doesn’t block the airflow.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You give us the address and tell us about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Keep pets inside or away from the areas we are looking at
  • Mention any parking restrictions on your street

How to book

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

Common roof problems in Picketts Lock

Large roofs take a long time to see on foot. The drone covers the surface area by area, showing patterns of wear that are hard to spot up close. You see the whole roof, not just the parts near an access point.

These are some of the problems a survey can pick up:

  • Moss and weeds taking hold up top
  • Chimney tops in poor condition
  • Blistered or cracked flat roof coverings
  • Ridge and hip pieces working loose

For a London address like Picketts Lock, it helps to know about controlled parking before the day, along with any off-street space.

Questions to ask before booking

  • What’s outside the scope of the survey
  • What experience they bring
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top

What a roof survey includes

What affects the cost of drone roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The height of the building and how the roof can be seen safely
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode

Different roofs, different checks

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. We photograph them closely.

Airspace, weather and Picketts Lock roofs

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up.

Take an older house close to All Saints' Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. For site and facilities teams at buildings such as Delta Primary School, thermal images can show where wet insulation sits under a big flat roof.

FAQs for Picketts Lock

Can you fly a drone over a roof in Picketts Lock?

Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Will parking be an issue for a roof survey in Picketts Lock?

It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.

Do you cover Picketts Lock?

Yes. We cover Picketts Lock and the rest of Greater London, as part of our work across London and South East England. To book, phone 07833 053749 or email us.

How long is the visit?

Expect it to take an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. You’ll then get the report by email, on the timescale of your package.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What’s the best way to book?

It is easiest to call 07833 053749 or email us. Give us the address and some details about the roof. We survey seven days a week.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
