Drone roof survey in Chingford: what you get
Drone roof survey starts from £400, including VAT. The Premium Survey includes a drone inspection where it applies, with a same-day report, structural analysis and an in-person consultation. There is a 12-month follow-up as well. We’ll tell you if a drone isn’t the right tool for your roof. Every drone survey comes with a written report and close-up photos. We survey valleys and parapet gutters, large and complex roofs and flat roofs on upper floors, and the problems we’re asked to look at most are moss and weeds taking hold up top and standing water on a flat roof.
Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. London terraces rarely offer a view of the whole roof from one spot, so in Chingford we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- First, we check whether a drone is the right tool.
- A date is fixed, with a fallback in case the weather turns.
- We fly over the roof, keeping the camera on the property we’re surveying.
- Where there’s safe access, we check the loft as well.
- The report sets out what we found, with photos and recommendations.

How the survey changes by roof type
Steep slate and tile slopes
Steep slopes are hard to inspect safely on foot. From the air, every course of slates or tiles can be seen, showing slipped, cracked and missing pieces.
Chimney stacks
Our drone check of a chimney is visual, not a flue, gas or sweep inspection. If the flue needs a specialist, we will tell you.
Checking the roof from ground level
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- The underside of the roof (that needs an inside check)
- Flights in a restricted zone without permission
- A structural engineer’s report

Surveys for landlords and agents in Chingford
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.
Chingford questions
Is parking a problem for a survey in Chingford?
Sometimes, yes. If Chingford has controlled parking where you are, a visitor permit is the easiest answer.
How do I find out if my home in Chingford is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
What if my home is near an airport?
It depends on the airspace at your address. Inside a flight restriction zone, we need permission first. Allow a little extra time if your home is close to an airport.
What happens after the survey?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How much does a drone roof survey cost in Chingford?
Drone roof survey starts from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Do you hold CAA registration for the drone?
Yes, we are. The CAA has issued us a Flyer ID and an Operator ID, and the drone itself is under 250g, kept within sight on every flight.
Airspace, weather and Chingford roofs
London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions.
If you look after a shop, office or commercial unit, for instance near Edmonton Green Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. As a London address, Chingford can be tricky for parking: let us know about parking bays, permits or a driveway when booking. For an older house near a landmark such as All Saints' Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
