Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Let us know about past leaks
  • Mention any flat roofs as well as the main roof
  • Check we can open the loft hatch
  • File the report with your home documents

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Roof survey in Edmonton: what you get

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. Typical surveys look at lifted, split or missing lead flashings and torn or sagging underlay, on lead flashings, chimney stacks and flat roofs.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Local roofs in Edmonton

About 1.8 miles south lies Bruce Castle, a reminder of how long the area around Edmonton has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Edmonton is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For businesses in and around places like Edmonton Green Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If your house is among the older ones in the streets near All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Edmonton is about 9 miles north-east of City of Westminster, in Greater London. In Edmonton, as across Greater London, every roof gets the same careful survey. Our area takes in places right across Greater London. There is also a page for London.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we cannot see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Defects hidden under coverings or inside walls without opening up
  • A promise that the roof will not leak in future
  • Walls, floors and services below the roof

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Lead flashings
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Flat roofs
  • The roof space

Different roofs, different checks

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.

Chimney stacks

We look at the stack itself, and it is not a flue or gas safety check. We will tell you if the flue needs a specialist.

Questions from Edmonton

Is my home in Edmonton listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is parking a problem for a survey in Edmonton?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Will the report say how many years my roof has left?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for a house, and more on a big or complicated roof. For a visit in Edmonton, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Dig out any old roof reports or invoices
  • Make sure pets are kept safely away

Advice

Signs you need a roof survey in Edmonton

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

Most people get in touch when they’ve noticed something like this:

  • Water stains on rafters and ceiling joists
  • Worn or blocked valleys
  • Loose chimney pots
  • Worn lead at chimneys and abutments

Landlords with a home close to Edmonton Green station may find that the gap between tenancies is a good time to have the roof looked at.
