New roof snagging near Edmonton

New roof snagging in Edmonton

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a report with photos to share with your roofer. It’s an independent check, separate from the roofer who did the work. If you’ve noticed damage to other parts of the building and loose flashings at walls or chimneys, a survey will tell you what’s going on, whatever the roof.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Edmonton, that shapes what can be checked: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease usually sets out who is responsible for the roof.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Local roofs and buyers in Edmonton

With Bruce Castle about 1.8 miles south, Edmonton sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. For a purchase or a newly finished roof, the materials decide which details matter most.

For an older house near a landmark such as All Saints' Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Edmonton Green station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Edmonton: your questions answered

Will parking be an issue for a roof survey in Edmonton?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Is my home in Edmonton listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

What does a new roof inspection include?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe, and we note any mess or damage left after the work.

How long will you be on site?

A visit normally takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. You’ll know roughly how long when we arrange it.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Do you get involved if the roofer disagrees with the report?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

What’s the best time to have a new roof checked?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

Why act early in Edmonton

Raising snags before the final payment is normally simpler. Once the job is paid and the roofer has moved on it can be harder to get them back. A snagging report gives you something specific to raise. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes about one to two hours at most homes, or half a day or so for a commercial building. In a London area like Edmonton, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before the survey

  • Move anything stored under the loft hatch
  • Have any paperwork from past roof work to hand
  • Keep pets in another room

Advice

Useful tips for Edmonton property owners

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Tips:

  • Check that gutters weren’t left full of offcuts
  • Look for marks or cracks left by the work
  • Check the roof before you pay in full
  • Keep warranty papers safe

Your roofer can use the report to put the snags right. If there is a dispute, it’s between you and your roofer or builder; we report on what we see.

Put the warranty or defects period end date in your diary. Book a check well before it so there is time to raise anything.

What we’re asked to look at in Edmonton

Snags happen on many building jobs. Fiddly details are often where things go wrong particularly in poor weather.

Typical things we’re asked to look at include:

  • Gaps at new flashings
  • Damage to other parts of the building
  • Vents that weren’t fitted or are covered
  • Cracked or slipped new tiles or slates

As a London address, Edmonton can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.
