When to book a survey in Bush Hill Park

Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Look out for signs like these:

  • Gaps at upstands and abutments
  • Failed seals around rooflight kerbs
  • Damaged trims at the roof edge
  • Splits, cracks and crazing

For landlords with property near Bush Hill Park station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What’s in a roof survey

How a flat roof survey works in Bush Hill Park

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed standing water left after rain and cracked or split membrane, a survey will tell you what’s going on.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Bush Hill Park, the flat roof is often a shared part of the building.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

What a flat roof survey doesn’t cover

A survey is a proper look at the flat roof, but it cannot do everything. The main limits are:

  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof won’t leak in future
  • Whether old sheeting or boards contain asbestos

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before booking. The full list of what we check.

What this survey covers

  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs

What we look for on each type of roof

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

What a flat roof survey looks like in Bush Hill Park

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Forty Hall, about 1.9 miles north, show how far back building in the area around Bush Hill Park goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Parking in Bush Hill Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. If you run a business near Edmonton Green Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What happens on the day

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes about one to two hours for a house, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so in Bush Hill Park we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Common questions in Bush Hill Park

Do you carry out roof surveys in Bush Hill Park?

Yes, Bush Hill Park is one of the places we work. The survey and report are the same in Bush Hill Park as anywhere else.

Is my home in Bush Hill Park listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. We record where it sits and the likely cause.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

Why it’s worth a survey now in Bush Hill Park

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices quoted always include VAT, and the report is not charged as an extra. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
