Flat roof survey in Ponders End: what you get
Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We’re often asked to look into outlets that hold water back and standing water left after rain, across single-ply membranes, mastic asphalt and EPDM rubber.
On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Ponders End, the roof above may belong to the building rather than one flat.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

What this survey cannot tell you
A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- The condition of the deck or insulation hidden under the covering
- Asbestos testing, which needs a specialist asbestos surveyor
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.
Roof types and parts we check
- EPDM rubber
- Felt flat roofs
- Single-ply membranes
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
How the survey works
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Show us where any leaks or stains appear
- Find any records of previous roof work
- Mention any parking restrictions on your street

Advice
Different roofs, different checks
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Keep clear of rooflights and fragile roof sheets
- Clear roof outlets and gutters each autumn
- Look for standing water a day after rain
- Make sure new fixings through the roof are properly sealed
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.
Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Flat roofs in Ponders End
Forty Hall, about 2.2 miles north-west, is one of the historic houses in the wider area around Ponders End. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you look after a building such as St Matthew's CofE Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For businesses in and around places like Edmonton Green Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.
Ponders End is about 1 mile north-east of Edmonton, in Greater London. In Ponders End, as across Greater London, every roof gets the same careful survey. Our Greater London coverage includes Ponders End. London is in our area too.

What we are asked to look at in Ponders End
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
Typical things we are asked to look at include:
- Dips that suggest the deck is deflecting
- Failed upstands where the roof meets a wall
- Standing water left after rain
- Outlets choked with leaves and silt
Ponders End is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- Whether VAT is added on top
- What the survey will not cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
Questions from Ponders End
Can parking be tricky for a visit in Ponders End?
It depends on the street. If Ponders End has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How do I find out if my home in Ponders End is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is Ponders End in your area?
Yes. Our area covers London and South East England, Ponders End included.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Is ponding on a flat roof a problem?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.
