Flat roof survey in Enfield Highway: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed loose or cracked edge trims and ponding water that doesn’t drain away, we can find out what’s behind it, on upstands and outlets, mastic asphalt and felt flat roofs alike.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Enfield Highway shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Your questions about flat roof surveys in Enfield Highway

Is my home in Enfield Highway listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Enfield Highway in the area you cover?

Yes, Enfield Highway is one of the places we work. Every survey there gets the same written report with photographs.

Will you check the loft?

Normally, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Flat and commercial roofs around Enfield Highway

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses like Forty Hall, about 1.3 miles north-west, show how far back building in the area around Enfield Highway goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around Edmonton Green Shopping Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. If you let a flat or house near Brimsdown station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

When you need someone else

In fairness, a roof survey has limits:

  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we do not walk on
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours at most homes, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Why get it checked now?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. In Enfield Highway, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can be seen safely

  • Any deadline, like an exchange date
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window
  • The style of property, from a terrace to a block

Roof by roof

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Signs you need a flat roof survey in Enfield Highway

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Problems we come across often include:

  • Upstands pulling away from walls
  • A sagging deck under the covering
  • Outlets that hold water back
  • Splits, cracks and crazing

If you live in an older home near St James' Church, the flat roofs on later extensions tend to wear out long before the main roof.

Before you book anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included
  • What exactly goes into their report
  • Whether VAT is added on top
