About our pre-purchase roof survey in Enfield Highway

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so it is clear what it means for your purchase. We’re frequently asked to look into standing water on a flat extension roof and quick fixes on flashings and valleys, on clay and concrete tiles, natural slate and the roof space.

In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Enfield Highway, or have just had new roofing work done, those junctions are frequently where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How we price pre-purchase roof surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • The size of the roof
  • If the survey needs thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Booking your survey

Before you get in touch, it is useful to have:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date
  • Any photos you have, taken from the ground or a window
  • The reason for the survey, like buying, a leak or storm damage

Once you know what you need, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Your questions about pre-purchase roof surveys in Enfield Highway

Is drone flying allowed in Enfield Highway?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.

Will parking be an issue for a roof survey in Enfield Highway?

Parking in Enfield Highway, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you cover Enfield Highway for pre-purchase roof surveys?

Yes. We cover Enfield Highway and the rest of Greater London, as part of our work across London and South East England. To book, call 07833 053749 or email us.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is typically arranged through the agent or seller.

Pre-purchase roof surveys around Enfield Highway

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. For a purchase or a newly finished roof, the materials decide which details matter most.

Controlled parking zones are common in London, so mention any permit rules for Enfield Highway. If your home is one of the older ones in the streets near St James' Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Different roofs, different checks

Lead flashings and valleys

Many leaks start at a flashing, so we look at each one closely. Any that need attention are photographed and explained.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

What we are asked to look at in Enfield Highway

A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

These are some of the problems a survey can pick up:

  • Sagging ridge lines or uneven roof slopes
  • Gutters choked with leaves and moss
  • Worn or lifted lead flashings
  • Signs of past leaks inside the loft

If you let a flat or house near Brimsdown station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

  • Is there a chance to talk the report through?
  • Which viewpoints they use to see the roof

What’s in a roof survey

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. In Enfield Highway, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Advice

Why it’s worth a survey now in Enfield Highway

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Why book with us

Checking the roof from ground level

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
