How a pre-purchase roof survey works in Enfield Lock

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. Common reasons to book are quick fixes on flashings and valleys and blistered or split felt on a flat roof, across clay and concrete tiles, flat-roofed extensions and dormers and gutters and downpipes.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Enfield Lock or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, most surveys take about 1–2 hours at a typical home, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Enfield Lock moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Show us where any leaks or stains appear
  • If you’re buying, let the agent know when we’re coming

Booking a survey

Most bookings start with a short call: phone 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

Enfield Lock questions

Is my home in Enfield Lock listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are there drone restrictions around Enfield Lock?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Do you work in Enfield Lock?

Yes. We survey roofs in Enfield Lock and the rest of Greater London. For a price, phone 07833 053749 or use the contact form.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Arrange the survey as soon as your offer is agreed
  • Pass the findings to your conveyancer
  • Ask the agent to make sure the loft hatch can be opened
  • Let us know your timetable

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What a pre-purchase roof survey doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A structural engineer’s report
  • How a seller will respond, or what the house is worth
  • Walls, floors, services and rooms below the roof

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys
  • The roof space
  • Natural slate

How the survey changes by roof type

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs.

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

What a pre-purchase roof survey looks like in Enfield Lock

About 1.8 miles west lies Forty Hall, a reminder of how long the area around Enfield Lock has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Enfield Lock is one of them, bay roofs, hips and later dormers each have their own details. For a purchase or a newly finished roof, the materials decide which details matter most.

If you let a flat or house near Enfield Lock station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Controlled parking zones are common in London, so mention any permit rules for Enfield Lock, along with any off-street space. If yours is one of the older homes in the streets near Ss Peter and Paul Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
