Enfield Lock questions

Is Enfield Lock in the area you cover?

Yes. Our area covers London and the South East, and Enfield Lock is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Will parking be an issue for a roof survey in Enfield Lock?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Is a flat roof survey the same as a building survey?

No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

What does ponding on a flat roof mean?

Ponding is worth looking into. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Flat roof survey in Enfield Lock: what you get

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey single-ply membranes, mastic asphalt and upstands and outlets, and people most often book us about ponding water that doesn’t drain away and splits and cracks in the covering.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Enfield Lock, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Practical tips

Here are a few things we’d tell any owner:

  • Limit foot traffic on the covering
  • Check from a window for ponding after heavy rain
  • Check the outlets after the leaves fall
  • Watch the ceilings below the flat roof for stains

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Parts of the roof that are not safe to walk on or view
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. The full list of what we check.

What we check

  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes about one to two hours at most homes, or half a day or so for a commercial building. In Enfield Lock, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Make sure the loft hatch can be reached
  • Tell us about parking before the day
  • Note where any stains or damp appear

What we’re asked to look at in Enfield Lock

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

Here are some of the things we see often:

  • Signs of deflection in the roof deck
  • Gaps at upstands and abutments
  • Blistering in felt or asphalt
  • Damaged trims at the roof edge

Parking in Enfield Lock, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking.

Questions to ask before you book

  • Their insurance cover
  • What follow-up you get after the report
  • Whether the inside of the roof is included
  • What experience they bring

Flat roof surveys around Enfield Lock

About 1.8 miles west lies Forty Hall, a reminder of how long the area around Enfield Lock has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a shop, office or commercial unit, for instance near Edmonton Green Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. The streets around a church such as Ss Peter and Paul Church are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

What happens if roof problems are left?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
