How a chimney survey works in Enfield Lock

If you are buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey chimney pots and cowls, flaunching and lead flashings, and the problems we are asked to look at most are eroded joints in the brickwork and disused chimneys trapping moisture.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Enfield Lock with this kind of roof, the hidden gutter is one of the first things to check.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Leave it or get it looked at?

Most people never get a close look at their chimney stacks. Defects tend to go unseen until there is a stain. Surveying the stack now can catch problems first. In Enfield Lock, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

Tips that help

Here are a few things we’d tell any owner:

  • Make sure unused flues are capped with ventilation
  • Never climb onto the roof to look at a chimney
  • Book a sweep for flues that are in use
  • Note any damp on chimney breasts and when it appears

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

What we are asked to look at in Enfield Lock

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

A survey makes sense if you’ve noticed:

  • A chimney out of line
  • Worn or missing pointing
  • Bricks with flaking faces
  • Cracked or missing flaunching

Shop and office owners around Edmonton Green Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.

FAQs for Enfield Lock

Does a conservation area affect roof work in Enfield Lock?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Enfield Lock?

It depends on the street. If Enfield Lock has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Will you photograph what you find?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a house, as part of a look at the roof around the stack. For a visit in Enfield Lock, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Before we arrive

  • Leave side gates unlocked
  • If it isn’t your property yet, arrange access through the agent
  • Move anything stored under the loft hatch

Advice

Enfield Lock homes and their roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Forty Hall about 1.8 miles west, Enfield Lock sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Take a building like Prince of Wales Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Enfield Lock station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we can’t see

To be straight with you, a roof survey has limits:

  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.
