- Damp ceilings under a flat roof
- Condensation that looks like a leak
How a roof leak investigation works in Enfield Lock
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from each safe vantage point. Common reasons to book are stains around a skylight and water marks that spread in wet weather, on lead flashings, rooflights and dormers and the roof space.
Water getting into a London home frequently comes from a detail you cannot see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Enfield Lock, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.
What you get is a clear record of the leaking roof on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

The survey, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Surveys in Enfield Lock can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- Outside, we look at every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- If it is not your property yet, arrange access through the agent
- For a flat or shared roof, check access with the building owner or managing agent
- Mention any parking restrictions on your street

Checking the roof from ground level
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

FAQs for Enfield Lock
Is my home in Enfield Lock listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will parking be an issue for a roof survey in Enfield Lock?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you look in the loft space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Can you survey at the weekend?
We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or use the contact form.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
What does the report include?
Written findings with photos, covering the condition of the leaking roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
What happens if roof problems are left?
Patching the spot above the stain often does not work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we look for on each type of roof
Parapet and box gutters
Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.
Enfield Lock roofs and the weather
With Forty Hall about 1.8 miles west, Enfield Lock sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the roof type helps narrow down where water may be getting in.
If you look after a shop, office or commercial unit, for instance near Edmonton Green Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters. Trees in and around Gunpowder Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you live in an older home near Ss Peter and Paul Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Honest limits
To be straight with you, a roof survey has limits:
- Whether rotten timbers meet design loads
- The repair itself (the investigation finds and reports the cause)
- A promise to find every leak on a single visit
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
