Roof leak investigations in Sewardstone

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Take dated photos of the leak
  • Mention any plumbing above the damp area
  • Note the weather when the leak shows
  • Stay off ladders and the roof

We email the report to you, with photos of what we found. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

How a roof leak investigation works in Sewardstone

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it is needed. Typical surveys look at damp on a chimney breast and damp ceilings under a flat roof, across chimney stacks, the roof space and flat roof details.

Water getting into a London home frequently comes from a detail you can’t see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Sewardstone, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Sewardstone: your questions answered

Do you carry out roof surveys in Sewardstone?

We do. Every survey there gets the same written report with photos.

Is my home in Sewardstone listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How much does a roof leak investigation cost in Sewardstone?

Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does the report include photographs?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

How do I book a survey in Sewardstone?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

What a survey costs

Prices always include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • Roof area
  • The shape of the roof and its details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Getting in touch

A few details help us point you to the right survey and price. When you get in touch, it’s useful to mention:

  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

When you are ready to go ahead, ring 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. London terraces rarely offer a view of the whole roof from one spot, so in Sewardstone we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Check we can get to the back of the property
  • Have any questions written down, so nothing gets missed

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email.

Advice

When you need someone else

It’s a careful look at the leaking roof, not the whole story. Its limits include:

  • Structural calculations (that’s a structural engineer’s job)
  • Leaks that only appear in weather we can’t recreate
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Slate and tile slopes
  • Chimney stacks
  • Lead flashings
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Flat roof details
  • The roof space

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Wind, rain and roofs in Sewardstone

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Sewardstone is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it is detailed. With Forty Hall about 2.8 miles west, Sewardstone sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Enfield Lock station, a tenant living with a leak needs the cause found, not just the stain painted over. For businesses in and around places such as Edmonton Green Shopping Centre, a quick answer on where water is coming in keeps a business running. Homes near green spaces such as Lee Valley Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
