Roof leak investigations near High Beech

Roof leak investigation in High Beech: what you get

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. If you’ve noticed damp on a chimney breast and a leak that comes and goes with the weather, a survey will tell you what’s going on.

Somewhere as small as High Beech, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Leave it or get it looked at?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it’s harder to clear. Finding the leak comes first. Older and listed buildings around High Beech may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.

How the survey changes by roof type

Chimney stacks

Damp on a chimney breast inside often starts at the top of the stack. Unused flues with open pots can let rain straight in.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. Most surveys take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In a small place like High Beech, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photographs, the likely entry point and recommendations.

How to prepare

Advice

What affects the cost of roof leak investigations

Prices always include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • The roof’s overall size
  • The shape of the roof and its details
  • Commercial roofs and larger buildings

All our prices include VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

What we need to know

There is no need for technical words. It’s enough to tell us:

  • Your timetable, like an exchange date
  • The style of property, from a terrace to a block
  • What’s prompted the survey
  • Access details, like a loft hatch or a shared roof

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or send us an email.

High Beech: your questions answered

Will you come out to High Beech?

Yes. High Beech is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is High Beech in the area you cover?

Yes, High Beech is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Is it a leak or condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Why doesn’t the damp patch line up with the hole?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

High Beech roofs and the weather

Forty Hall, about 4.4 miles west, is one of the historic houses in the wider area around High Beech. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If yours is one of the older homes in the streets near Holy Innocents Church, lead flashings, valleys and old chimneys are typical places for water to get in. If you live near a park such as Lee Valley Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take a building like High Beech CofE Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

High Beech is about 2 miles north-west of Loughton, in Essex. Whether the building in High Beech is a house, a flat or a commercial unit, the roof can be surveyed. High Beech is one of the towns and villages in Essex where we work. London is in our area too.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

When you need someone else

A survey is a close look at the leaking roof, but it cannot do everything. The main limits are:

  • Faults hidden behind ceilings or boarding
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Whether rotten timbers meet design loads

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.
