Chimney surveys in High Beech

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

About our chimney survey in High Beech

We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where applicable. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey flaunching, brick chimney stacks and shared and party-wall stacks, and the problems we’re asked to look at most are gaps where the stack meets the roof and a stack that appears to lean.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else

Before booking, it’s worth knowing what a survey will not do:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Conditions inside walls
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

High Beech homes and their roofs

Forty Hall, about 4.4 miles west, is one of the historic houses in the wider area around High Beech. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live near a park like Lee Valley Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For landlords with property near Chingford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

High Beech is about 2 miles north-west of Loughton, in Essex. If you are in High Beech, booking works exactly as it does anywhere else: a call or an email, a price, then a date. High Beech is one of the places in Essex we cover. There’s also a page for London.

Chimney surveys in IG10 and EN9 are booked the same way as anywhere else. That includes homes and businesses on Church Road, Manor Road and Church Lane. We also cover Sewardstone (2 miles west), Sewardstonebury (2 miles south-west), Loughton (2 miles south-east), Waltham Abbey (2 miles north-west) and Debden Green (2 miles east). Further out, we also cover Harlow (8 miles north-east), Brentwood (12 miles east), Epping (4 miles north-east), Harold Wood (10 miles south-east), Buckhurst Hill (3 miles south) and Chigwell (4 miles south-east).

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Somewhere like High Beech needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

Practical tips

Over many surveys, some simple habits stand out:

  • Have the flue swept and checked if you use the fire
  • Photograph damp patches with the date
  • Don’t use a ladder to reach the stack yourself
  • Check that disused chimneys can still breathe

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Signs you need a chimney survey in High Beech

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Look out for signs like these:

  • Disused chimneys trapping moisture
  • Loose, cracked or missing pots
  • Mortar washing out of the joints
  • Signs that a stack is leaning

The streets around a church like Holy Innocents Church are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking any roof surveyor

  • What the survey will not cover

What’s in a roof survey

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

FAQs for High Beech

Is High Beech within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Chingford station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

What insurance do you have?
