About roof surveys in IG10

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, flat roofs and clay and concrete tiles, and common reasons people get in touch are valley linings that have cracked or split and flashings that have come away from the wall.

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photographs and recommendations.

Roof surveys across IG10: local notes

Owners across IG10, from Loughton, Debden and Debden Green to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

We work right across London and the South East, from the Isle of Wight to Hertfordshire, IG10 included. We survey on any day of the week.

Loughton: Homes near green spaces such as Roding Valley recreation ground can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Hill Hall, about 4.1 miles north-east, is one of the historic houses in the wider area around Loughton. On a period home nearby, the survey separates sound original work from tired later repairs.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)

What affects the cost of roof surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.

Helping us price your survey

You don’t need to know any roofing terms. Just tell us:

  • Where the property is, with the postcode
  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Any deadline, such as an exchange date

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Why get it checked now?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right.

Questions to ask before you book

  • Whether the roof space is looked at, where there is one
  • Their track record with similar roofs
  • How they plan to inspect the roof safely
  • Their drone registration, if they fly one

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep the report with your property records
  • Don’t climb onto the roof yourself
  • Check the roof from ground level after storms
  • Take photos of any leaks as they happen

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Why roofs fail

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

These are some of the problems a survey can pick up:

  • Water stains on rafters and ceiling joists
  • Flashings that have come away from the wall
  • Gaps in the roof where coverings have gone
  • Crumbling chimney pointing or cracked flaunching

Common questions in IG10

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. You get a report with photos and recommendations.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Can you look at a roof that is joined to next door?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Do you go up on the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

What does a roof survey cost?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
