About roof surveys in IG6

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey lead flashings, clay and concrete tiles and flat roofs, and people most often book us about valley linings that have cracked or split and gaps in the roof where coverings have gone.

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it normally takes an hour or two for a house, though large, tall or awkward roofs take more time.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Near you in Fairlop

Typical jobs here are in homes near St Francis of Assisi, Kantor King Solomon High School and Fairlop Primary School, among other places. Nearby too are The New Fairlop Oak pub (within half a mile south) and Fairlop Waters (0.8 miles east). The closest station to Fairlop is Seven Kings station, about 2.5 miles south of the centre. A little further out are Claybury Hospital (0.7 miles west) and Redbridge Museum (2.9 miles south). The countryside around Fairlop includes Pole Hill and Hainault Lodge.

Homes and roofs across IG6

Across IG6, we survey roofs for owners, landlords and agents, from Chigwell, Newbury Park and Fairlop to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in IG6 are part of that picture.

Fairlop: Valentines Mansion lies about 2.1 miles south, so building around Fairlop goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. For landlords with property near Seven Kings station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A promise that the roof will not leak in future
  • Structural calculations (that is a structural engineer’s job)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Leave it or get it looked at?

If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect.

Questions to ask before you book

  • Whether any drone flown is registered with the CAA
  • How long the report takes to arrive
  • What happens after the report arrives
  • What the survey will not cover

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • How big the roof is

For a price for your roof in IG6, phone 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Any deadline, like an exchange date

When you’re ready to go ahead, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Questions from IG6

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

What does a roof survey cost?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.
