When to book a survey in Gants Hill

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Most people get in touch after spotting one of these:

  • Blocked, sagging or leaking gutters
  • Worn lead at chimneys and abutments
  • Debris building up in roof valleys
  • Condensation or damp timbers in the loft

Anyone responsible for a site like Gearies Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before booking

  • What they won’t be able to tell you
  • Is VAT included in the price?
  • Will the report include photos?

What a roof survey includes

Roof surveys for homes and businesses in Gants Hill

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you’re worried about condensation or damp timbers in the loft and flashings that have come away from the wall, a survey will tell you what’s going on.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Gants Hill are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we check

  • The roof space
  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Lead flashings
  • Flat roofs

The survey, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes between one and two hours for most homes, depending on how many separate roofs there are. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Gants Hill runs like any other.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photographs and recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Make sure pets are kept safely away
  • Leave side gates unlocked

Prices for roof surveys in Gants Hill

We confirm the price for your survey before booking. This is what makes a difference:

  • How big the roof is
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Getting in touch

We’ll usually ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, like an exchange date
  • How the loft is reached, if there is one

To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

What a roof survey looks like in Gants Hill

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Living close to Valentines Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take an older house close to St George's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Questions from Gants Hill

Can parking be tricky for a visit in Gants Hill?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Is my home in Gants Hill listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
