About our roof survey in Seven Kings

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey ridges, hips and valleys, chimney stacks and natural slate, and common reasons people get in touch are worn or blocked valleys and loose ridge or hip tiles.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Seven Kings questions

Can you fly a drone over a roof in Seven Kings?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Can a landlord with a rental near Seven Kings station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How much does a roof survey cost in Seven Kings?

Our price is from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. For a price, phone 07833 053749 or drop us an email.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

Do you cover Seven Kings?

Yes. We survey roofs in Seven Kings and the rest of Greater London. To book, ring 07833 053749 or email us.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Do you need a roof survey in Seven Kings?

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

A survey makes sense if you’ve noticed:

  • Condensation or damp timbers in the loft
  • Blocked, sagging or leaking gutters
  • Crumbling chimney pointing or cracked flaunching
  • Cracked or blistered flat roof coverings

Shop and office owners around The Brewery may find that a roof report helps plan work around trading rather than after a leak.

Questions to ask before you book

  • How long the report takes to arrive
  • Whether the roof space is looked at, where there is one
  • Their track record with similar roofs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

Roof by roof

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. In a London area like Seven Kings, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft
  • Mention any parking restrictions on your street

Getting a price

Getting a price is simple: just ring 07833 053749 or drop us an email and give us some details about the property and we will recommend the right survey. The price is agreed up front.

Related advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How we price roof surveys

We confirm the exact price before you book. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.

What we need to know

To price your survey accurately, we will ask about:

  • The property’s address and postcode
  • When you need the report by
  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

What a roof survey looks like in Seven Kings

About 1.4 miles west lies Valentines Mansion, a reminder of how long the area around Seven Kings has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you live near a park like South Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings like Downshall Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
