Roof surveys in IG1

How a roof survey works in IG1

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey chimney stacks, lead flashings and natural slate, and the problems we are asked to look at most are leaning or weathered chimney stacks and gutters that overflow in heavy rain.

Once we have finished looking, we write up our findings as a report with photos. As for time on site, most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Local landmarks in Ilford

Around Ilford, our work takes us to homes and buildings near Great Spoon of Ilford pub, The Ursuline Academy Ilford and South Park and the streets around them. You’ll also find Winston Way Academy (under half a mile east) and St Alban's Church (within half a mile south). Ilford has its own railway station: Ilford station. Other landmarks nearby include Gallions Reach Shopping Park (3.5 miles south) and Redbridge Museum (within half a mile south-west). For a walk, there’s Hollow Pond and Ripple Nature Reserve.

Homes and roofs across IG1

IG1 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in IG1.

Ilford: If you look after a shop, office or commercial unit, for instance near Gallions Reach Shopping Park, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near Ilford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

When you need someone else

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left
  • Structural calculations (that is a structural engineer’s job)

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Why act early?

It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.

What to check before booking

  • Is there a chance to talk the report through?
  • Whether the price includes VAT
  • When you will get the report
  • What experience they bring

Landlord and commercial surveys in IG1

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Mention any damp patches when you book
  • Leave roof access to professionals
  • Have details of recent roof work to hand
  • Look for debris in the garden after high winds

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Common questions in IG1

How long will you be at the property?

The visit normally takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. We’ll give you an idea of timing when you book.

Will you climb onto the roof?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
