Our roof survey service in IG5
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey natural slate, chimney stacks and flat roofs, and common reasons people get in touch are standing water on a flat roof and lifted, split or missing lead flashings.
Every roof is different, but as a rough guide the survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You are welcome to ask questions while we’re there.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
What you will pay
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
Why clients in IG5 book us
- Package prices that include VAT
- Over 5,000 surveys carried out
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- More than 20 years surveying roofs
Booking a survey
Most bookings start with a short call: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.
Landmarks near Fairlop
Locally, jobs take us to homes and businesses close to St Francis of Assisi, Kantor King Solomon High School and Fairlop Primary School. Nearby too are The New Fairlop Oak pub (under half a mile south) and Fairlop Waters (0.8 miles east). The closest station to Fairlop is Seven Kings station, about 2.5 miles south. Well-known places in the area include Claybury Hospital (0.7 miles west) and Redbridge Museum (2.9 miles south). Open spaces near Fairlop include Pole Hill and Hainault Lodge.
Roof surveys across IG5: local notes
Across IG5, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in IG5 are part of that picture.
Fairlop: If you look after a building like Fairlop Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Seven Kings station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Different roofs, different checks
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, especially at the verges and ridge.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.
What a survey doesn’t cover
In fairness, there are limits to any roof survey:
- The condition of the rest of the building (that is a RICS home survey)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the roof structure meets design loads
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Common roof problems in IG5
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
Problems we come across often include:
- Blocked, sagging or leaking gutters
- Gaps in the roof where coverings have gone
- Valley linings that have cracked or split
- Torn or sagging underlay
For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.
Questions from IG5
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Will you check the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
How do I book a survey in IG5?
Just ring 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.
Which days do you carry out surveys?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or send us an email.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
