Roof survey in IG4: how it works

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Typical surveys look at ridge tiles that have lifted or moved and gutters that overflow in heavy rain, across ridges, hips and valleys, flat roofs and lead flashings.

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

How our prices work

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Local landmarks in Redbridge

We work in homes and buildings around Church of St Andrew, Redbridge Primary School and Valentines High School and the streets around them. The nearest railway station is Ilford station, roughly 1.4 miles south-east. Nearby you will also find Wanstead Hospital (1.2 miles north-west) and Redbridge Museum (1.6 miles south-east). Open spaces near Redbridge include Pole Hill and Hollow Pond.

Roofs, chimneys and gutters across IG4

From Redbridge to its smaller places, buildings across IG4 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in IG4 are where it normally shows.

Redbridge: Anyone responsible for a site like Redbridge Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Ilford station, a dated record of the roof is useful when planning maintenance across a let.

Why get it checked now?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble.

What to check before booking

  • What’s outside the scope of the survey
  • How much experience they have with roofs like yours
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance

Common roof problems in IG4

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Signs worth acting on include:

  • Worn or blocked valleys
  • Leaning or weathered chimney stacks
  • Condensation or damp timbers in the loft
  • Worn lead at chimneys and abutments

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Mention any flat roofs as well as the main roof
  • Have details of recent roof work to hand
  • Keep the report with your property records
  • Mention any damp patches as you book

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Landlords, agents and building managers in IG4 and across Greater London can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or drop us an email.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

IG4 questions

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Do you work in IG4?

Yes. Our area covers London and South East England, IG4 included.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
